JOB DESCRIPTION

The Baldwin Alliance is seeking a motivated and dynamic intern to join our team. As an intern, you will have the opportunity to work alongside experienced professionals with a passion for creating a diverse industry base that will ultimately create jobs, generate capital investment, and increase the quality of life across Baldwin County.

CORE RESPONSIBILITIES

  • Conduct research on industry trends, demographics, and economic data relevant to Baldwin County.
  • Help coordinate and attend events, meetings, and workshops related to economic development.
  • Assist with preparing reports, presentations, and other materials for internal and external stakeholders.

INDUSTRIAL MARKET REPORT RESPONSIBILITIES

In addition to the core responsibilities above, the intern will support the research and production of an industrial market report covering Baldwin and Mobile counties. Specific duties include:

  • Collect and organize industrial real estate data, including but not limited to vacancy rates, availability, net absorption, asking rents, and lease transactions across the Baldwin and Mobile County markets.
  • Track construction pipeline activity, including speculative developments, build-to-suit projects, and project delivery timelines.
  • Research and compile notable investment sales, owner-user transactions, and pricing trends in the local industrial market.
  • Gather employment and economic indicators related to industrial-using sectors such as manufacturing, transportation, warehousing, and wholesale trade.
  • Monitor and document significant tenant move-ins, move-outs, and leasing activity by submarket.
  • Assist in organizing data into tables, charts, and visualizations for inclusion in the final report.
  • Coordinate with local brokers, property owners, and industry contacts to verify data accuracy and gather market intelligence.
  • Support the formatting and production of the final report for distribution to stakeholders.

QUALIFICATIONS

  • Pursuing a degree in real estate or economic development will be preferred, but similar degrees will be considered.
  • Excellent verbal and written communication skills.
  • Proficiency in Microsoft Office Suite, particularly Excel.
  • Strong attention to detail and ability to work with large datasets.
  • Interest in economic development, commercial real estate, and community growth.
  • Ability to work independently and manage multiple tasks with minimal supervision.

SCHEDULE

  • Up to 20 hours per week
  • Minimum of 8 weeks
